Important Information
(1) Making property purchase payments
I. If you do not have a bank account in Japan, the payment needs to be wired to our bank account from overseas. In order to ease the process of the sale completion, we require the full payment to be wired to our account.
We will provide legal documents for requesting a safe wire transfer as follows.
Before the transfer
-The request form with our company seal.
After the transfer
– (From your Bank) foreign exchange statement.
(2) Receiving the real estate certificate
After the completion of the sales, the real estate certificate will be issued in about one week. We will mail it to your address or store it at our company for you to pick up when you arrive in Japan.
(3) Appointing a Tax Agent
You will need to pay real estate related taxes after the certificate is issued. The local tax office will mail the requests of payments of the real estate acquisition tax and property tax to your agent.
For non-residents, a tax agent is required to take care of tax payments on behalf of the non-resident property owner in Japan. We can become your tax agent upon request.
(4) For investment properties, filing an income tax return is required
If you buy real estate as investments in Japan to obtain rental income, the Japanese government requires you to file income tax returns. You can also submit it via your tax accountant in Japan. Also, we can help you to file your tax return on your behalf.
